Canada House Beach Club

First and foremost, we are THRILLED to report that all of the damage we sustained during Hurricane Wilma in October 2005 has finally been repaired!  The very last item on the list was the west side canopy, which was torn off and thrown into the pool during the storm.  The new canopy was installed on March 9th.  While we were waiting for the canopy frame to be built, we had the wooden picnic area sanded and stained, and also sanded down the railings and painted them same color as the canopy frame.  The final upgrade for the picnic area will be a new picnic table.

Last fall we re-covered the small wooden deck area at the north end of the east pool with faux wood, made of recycled plastic.  It doesn’t need to be stained or painted and won’t age like real wood, so we expect it to be beautiful for years to come!  We also replaced all our parking bumpers with recycled plastic bumpers.  These new bumpers will never need to be painted and will look nicer, longer than concrete bumpers, as they chip and break easily. We recycled the concrete bumpers by lining them up on both sides of the east shuffleboard courts. We hope that this will keep some of the sand and dirt off the courts and keep us from having to replace the equipment as often.  Kudos to our maintenance team for moving those extremely heavy blocks of concrete from the parking lot over to the shuffleboard area and digging trenches to put them in!

We started another project this fall, after some of our barbecue grills started to literally fall apart.  We replaced all six grills (four East and two West) with new stainless steel grills.  We are also installing a 4’x4’ windbreak fence behind each grill with hooks for grilling tools, which can be checked out at the front desk.  We recently replaced many outside lights on both sides of the street and they look really nice.  However, afterwards, we noticed something on the east side.  Although the lighting is fine to just be out there, it’s not really enough to cook out with.  So for the east side only, we added a small spotlight on each fence behind the grills. Each light has a 2-hour timer, which should give everyone plenty of time to enjoy dinner without having to get up and turn the lights back on!  Oh, and for those who are concerned about the local turtle population, we made sure that the spotlights face away from the beach, so they won’t disturb the turtles!

On the subject of fences, we are replacing the dividers between the first floor units on the West side with PVC fences.  The old ones, which were made of wood, were rotting away from age and sea air, so it was definitely time to get something new!  We also decided that instead of putting the old, out-dated lights back up, we’d prefer something newer and more modern. We found something that looks great and as a bonus, it’s easy to open for changing the bulbs!  Since they do look so nice, we’re going to replace all of the lights on the exterior of the buildings – on both sides of the street!

Due to damage that can no longer be repaired, we have replaced 10 Murphy beds & side cabinets on the West side and will shortly be replacing 12 more, this time on the East side.  Everyone who has seen the new units has been very impressed with them and I can say from personal experience that the mattresses are fabulous!  Eventually, we are planning to replace the Murphy beds & side cabinets in all units on both sides of the street, but we would prefer to be able to do it without raising the maintenance fees, so this is a project that may take up to two years.

Another long-term project is the painting of the unit interiors. We hired a contractor to paint a different unit each week and have had numerous compliments on the job they’re doing.  We are looking forward to finishing all 92 units – so we can start over again! By doing it this way, we can paint the units as they are available and every unit will be painted every 1-1/2 to 2 years. We also had the painters stain the

Cliffs at Peace Canyon

2006 has been an exciting year for us at The Cliffs!  Our professional Staff continues to do an outstanding job.  We are looking forward to what 2007 holds.

In 2006 we have made several changes or modifications.  Due to the increased popularity of the Fremont Street Experience, we have added a fourth Event Night to Fremont Street.  We now go to Fremont Street Monday-Thursday.  We have also replaced our old shuttle with a newer, larger one.  We have also added a Weekend Breakfast.  This is hosted on Saturday and Sunday mornings at 10:00am.  Assorted donuts, pastries and muffins are served, along with coffee and juice.  We have also added a Monday Morning Meet and Greet.  A light Breakfast is served and a local vendor will give a presentation on tours/events offered.  Also on Monday afternoons, we offer a “What to Do” and “What to See” in Las Vegas, presented by our new Activities Coordinator, Sal.  Sal goes over upcoming shows and events throughout Vegas and activities on the Property.  You can also take Gambling Lessons each week at the Cliffs.  Hosted by Bill Dennington, a long time Las Vegas authority on Gaming.  Learn Money Management, Basic Strategy, and practice play for Blackjack, Craps and Roulette.  On Tuesdays we offer a Shop til You Drop trip to the Las Vegas Outlet Mall.  There you’ll find many shops and food to satisfy everyone in the family!

All of the mattresses have been replaced.  What a huge difference these made!  We have also completed the conversion of a chlorine pool system to a salt water/saline system.  This has made a difference with the feel of the water.  We also resurfaced the Pool and Jacuzzi over this past winter.  We are now in the process of replacing all the carpet in the rooms, the coffee tables, and repainting the rooms.  This year (2007) we will begin replacing the sofa sleepers in each unit.  All of these will enhance the look and feel of the units.  Our computer room is now equipped with wireless Internet service.  The reception is very strong throughout the lobbies, pool area, and common areas.

We are still working with three (3) golf courses in the area.  They are Sienna Golf Club, Arroyo at Red Rock, and Badlands.  All these great courses offer our Guests Special Rates throughout the year.  Stop by the Front Desk for information on these fine courses.

Construction continues at the Grand Flamingo Center.  (This is just east of the Grand Canyon Parkway Shops, on the Southeast corner of Flamingo and Grand Canyon Drive.)  Many new shops and restaurants have been added, and more continue to be opened.  During the cooler months, you can walk to the Grand Flamingo Center; they are located approximately ¼ mile to the North of us.

Silver Seas Beach Resort

One of the best ocean views in South Florida is found right at the front door of Silver Seas Beach Club Resort. Our guests and owners come back year after year to get the personal touch and a warm welcome, as well as enjoy the activities the Fort Lauderdale Beach area has to offer.

The interiors of our units were freshly painted this year. Other improvements include new window blinds, mattresses, sleeper sofas, chairs and re-upholstered dining room chairs. The pool has a whole new look, too, sporting a new Diamond Brite finish and beautiful updated tile work. Even the pool light changes colors! Still to come: new bedspreads, shower curtains and valances. The building’s exterior will be painted in January.

The 26-story high-rise building just south of us is in full construction mode and is scheduled to be finished sometime in 2005. Named the St. Regis, it will house year-round condominiums as well as partial year rentals, upscale restaurants and spa. The main entrance will face Silver Seas with fountains and tall palm trees everywhere. It will be a welcome sight once all is said and done.

Despite being directly oceanfront, none of Florida’s four major hurricanes proved to be a problem for our resort. Other than sand everywhere, loss of power for a day and some minor loss of foliage and trees, the resort stayed in great shape. We had mandatory evacuations for Hurricane Frances and Hurricane Jeanne.

As you can see, your board of directors and management team have been busy this year and we know that you will be happy with how your resort looks the next time you visit.

There’s deep-sea fishing, chartered yacht cruises, jewelry-making classes and sightseeing tours. You can also enjoy using the barbeque grills poolside or relax in the outdoor Jacuzzi. So pack your bags and enjoy another great vacation week here at your home away from home!

P.S. We’re happy to announce that the building and surrounding areas faired well during the heavy rains and strong winds. There was some slight water damage on the walls under some of the windows facing the Intracoastal Waterway but it’s been repaired and all is well again.
